FAQs
EMI (Equated Monthly Instalment) is the fixed amount you pay your lender every month until the loan is repaid. Each EMI has two parts: interest and principal. In the early years most of the EMI goes towards interest; towards the end, most of it repays the principal.
EMI = P × R × (1 + R)^N ÷ [(1 + R)^N − 1], where P is the loan amount, R is the monthly interest rate (annual rate ÷ 12 ÷ 100) and N is the tenure in months. This calculator uses the same formula.
For an under-construction home, the bank releases the loan in stages. Until the full loan is released you can pay only the interest on the amount released so far: that is Pre-EMI. Your regular EMI (and your loan tenure) starts once the full amount is released.
Pre-EMI keeps your monthly outgo low while the home is being built, but you pay more interest overall because the principal does not reduce. Full EMI from day one costs more each month but finishes the loan sooner. An advisor can help you compare both for your project.
A floating rate moves with the market (usually linked to the RBI repo rate). When rates go up, your bank either increases your EMI or extends your tenure; when rates fall, the opposite happens.
Under the old tax regime you can claim up to ₹1.5 lakh a year on principal repaid (Section 80C) and up to ₹2 lakh a year on interest paid for a self-occupied home (Section 24(b)). Rules change, so please confirm with your tax adviser.
The bank charges a late fee and penal interest, and a missed EMI lowers your credit score, which makes future loans harder and costlier. If you expect trouble paying, speak to your bank early about options.
