In India the festive season has already started, and Diwali is one of the major festivals that is celebrated across the country. This festive season is considered very auspicious for any big purchase in the family. If someone is planning to buy a flat at the year-end, they prefer it to buy in Diwali, as it is considered that the purchase of property will bring fortune and prosperity.
Dhanteras is only four days away, so if you want to buy property during Diwali 2026, this is the week to get your plan and paperwork in order.
The Diwali 2026 calendar

What Dhanteras is really about
Dhanteras falls on Kartik Krishna Trayodashi, the thirteenth day of the waning moon in the month of Kartik. People worship Goddess Lakshmi, Lord Kubera and Lord Dhanvantari, asking for wealth, good health and a peaceful home.
Most of us grew up hearing “buy something on Dhanteras", and usually that meant gold or silver. But it was never meant to be a shopping contest. Buying gold isn’t compulsory. A small silver coin, a steel vessel, a packet of clay diyas, or just a clean house and a lit lamp is a perfectly good way to celebrate.
What people buy on Dhanteras

Since you’re likely shopping this week anyway, here’s a quick guide to the traditions, all of which vary from family to family.
Popular buys: gold and silver coins or jewellery (check hallmarks and purity), brass, copper or steel utensils, a new broom (it stands for clearing out the old before Lakshmi arrives), whole coriander seeds for Lakshmi Puja, new Lakshmi-Ganesha idols, clay diyas and puja items, and new account books for those who run businesses.
Things some families avoid: iron items, knives and other sharp objects, glassware, black-coloured things, and bringing home an empty utensil. That last one is easy to fix: fill the new vessel with rice, wheat, water or sweets first.
These are customs, not rules, so don’t stress if your family does things differently. There’s one more worth thinking about, though, because it matters if you’re buying a home.
The “no credit on Dhanteras” question
Some households prefer not to borrow or lend money on Dhanteras, and the idea behind it is simple: don’t start prosperity with unnecessary debt.
A home loan isn’t an impulse purchase, but it’s still worth thinking about. If this custom matters to your family, get your loan sanctioned before the day, and pay the booking amount from funds already approved or saved. That way you’re honouring the tradition and the practical side. And whatever your belief, the spirit of the advice is good: don’t overspend just because it’s festival season.
Auspicious dates for buying property in Diwali 2026
If you follow muhurat, these are the days families usually choose. Here are the auspicious dates for buying property in Diwali 2026:
|
Date |
Why people choose it |
Good for |
|
Friday, 6 November (Dhanteras) |
Considered ideal for buying things that bring wealth. The evening Pradosh period is the favourite. |
Token amount, booking, first payment |
|
Sunday, 8 November (Diwali) |
The main day of Lakshmi Puja. It’s a Sunday, so the whole family can come along. |
Griha pravesh, possession ceremonies |
|
Tuesday, 10 November (Padwa / Govardhan Puja) |
In Maharashtra, Padwa is seen as a naturally good day for fresh starts. It’s also the Gujarati New Year. |
Registration, agreement signing |
That brings us to Dhanteras 2026 home buying. Sales offices will be packed, sweets will be on every desk, and a small puja will often happen when you pay the booking amount. It feels wonderful. Just keep the festive mood for the ceremony, and make the actual decision this week with a cool head.
Buy a flat in Mumbai this Diwali
If you plan to buy a flat in Mumbai this Diwali, start with the carpet area. In Mumbai, the “saleable” area can be much bigger than the space you can actually walk on, and you pay for every square foot. Ask for the RERA carpet area in writing.
Then think about your commute. A flat twenty minutes closer to a station or metro line will change your daily life more than any clubhouse. Visit at 9 AM on a weekday, not on a relaxed Sunday. And if you want to move in around the festival, ask to see the occupancy certificate status first.
Buy a flat in Pune this Diwali
Pune offers a different kind of choice. If you want to buy a flat in Pune this Diwali, you’ll usually get more space for your money. Wakad, Hinjewadi, Kharadi and Hadapsar are popular with working professionals.
Remember, Pune traffic can surprise you. A project that looks close to your office on the map can take an hour at peak time. Also ask about water supply and drainage in fast-growing pockets. Builders rarely bring those up, so you have to.
New flats available for booking this Diwali
You’ll see new flats available for booking this Diwali on every other hoarding. Some are genuine launches. Others are older inventory in festive packaging.
To tell the difference, ask for the RERA number and look it up yourself on the state RERA website. Ask how many units are really left in your tower and floor range. And visit the actual construction site, not just the sample flat. The sample flat is always beautifully lit. The site tells the truth.
How to compare builder Diwali offers
This is where many buyers lose money without realising it. When you’re working out how to compare builder Diwali offers, try this:
-
Turn every freebie into rupees. A free modular kitchen, a gold coin or a waived parking fee sounds great, but what is each worth? Write the number down.
-
Compare the final price, not the rate per square foot. Add floor rise charges, parking, club membership, maintenance deposit, GST, stamp duty and registration. Two flats with the same rate can end up thousands apart.
-
Study the payment plan. Find out who pays the EMI during construction and what happens if possession is delayed.
-
Ask if the offer ends after Diwali. A good project doesn’t usually need to rush you.
Homebuying checklist for Diwali 2026

Save this homebuying checklist for Diwali 2026 on your phone before you visit any site:
-
Fix your budget and a comfortable EMI before entering a sales office.
-
Get your home loan pre-approved so you know your limit.
-
Check RERA registration for the project and the builder.
-
Have a lawyer verify the land title and approvals.
-
Read the agreement for sale fully, including the possession date and delay penalty.
-
Calculate the total cost, including stamp duty, registration, GST (which differs for under-construction and ready flats) and society charges.
-
Visit the site twice, once on a weekday, and talk to people who live nearby.
-
See an earlier project by the same builder and ask residents about quality.
-
Pay only by cheque or bank transfer, and keep every receipt.
-
Tell your builder and lawyer your muhurat date in advance so the paperwork is ready.
Final thoughts
A home isn’t like a gold coin or a new steel vessel. You don’t buy it for one lucky evening. You live in it for years, and you usually pay for it for even longer.
So enjoy the festival. Light the diyas, eat the sweets, take the blessings. But keep your eyes open and your documents checked. If the home is right and the numbers fit your life, any day can be an auspicious one.
Happy Dhanteras, and a very happy Diwali to you and your family.
